Built in 1960, Villa Marina is recognised for its unique modernist design and prime seafront location. To protect the building’s structural integrity, aesthetic harmony, and the collective property values of all owners, the Body Corporate operates a structured architectural compliance programme.
To ensure that owners can maximise the value of their properties whilst also ensuring that the common areas are protected from damage and adjoining owners are not unnecessarily inconvenienced or restricted from enjoying their own properties, the scheme has put in place a set of procedures for how works are applied for, approved and carried out.
This applies to all works - both big and small. The simple rule of thumb is that if you are going to bring outside contractors into the block, you first need to obtain permission from the BC. In accordance with the Sectional Titles Schemes Management Act and the Villa Marina Conduct Rules, no alterations, renovations, extensions, or additions may commence without prior written approval from the Trustees.
How long it takes to get consent and the work that is needed all depend on the type and scale of the works proposed.
This portal provides owners, their agents, and contractors with the resources required to plan, apply for, and successfully execute alterations and renovations within the scheme and to submit applications for maintenance works.
At the moment, all works are being dealt with under the Alterations and Renovations application regime - this means that even small maintenance works must be applied for in the same way as bigger projects. However, we are working on a faster, less expensive and more efficient regime for maintenance works which will be available soon.
To ensure a smooth and consistent experience for owners, the approval process is divided into three distinct phases:
Phase 1: In-Principle Agreement: An initial review of your high-level proposals to identify any visual, structural, or regulatory impacts before you commit to expensive detailed design work.
Phase 2: Formal Application: At this stage you are given a detailed list of the documents and plans as well as the the statutory approvals that you will need. You will also be given a clear idea of what procedural requirements you will need to follow - for example, whether or not a special resolution will be needed.
Phase 3: Construction & Sign-Off: Once the proposals have been approved then the works need to be executed according to the scheme's rules, with a final architectural inspection to issue a Certificate of Compliance so that any security deposits can be returned.

Owners can book a free 30-minute consultation using the booking form below. These sessions can be used to discuss proposed works, ask questions about the Design Guidelines, or get advice on the application process.
Please note: Owners are entitled to one free surgery session per unit, per year. Additional ad-hoc consultations can be arranged at standard professional rates.
